Most new housing in Sydney, Melbourne and Brisbane is apartments sold off the plan, together with townhouses and detached houses in the growth areas on the edge of each city.

Off-the-plan buyers commit years before completion, so the images are the product they are buying.

An Australian project goes through a development application (DA) to the local council, and many apartment projects also go through a design review panel. The images for these must show the building in its real street, with the neighbours, the trees and the sun from the north. After approval, the same 3D model gives the marketing images for the off-the-plan sales campaign.

Clay model of a market-hall interior, no materials and no light yet
Days 1-3

Clay model

We build the 3D model without materials and place the camera. The viewpoint, lens, height and time of day are agreed on this grey model, when changes are quick and cheap.

Preview render

The same view with materials, lighting and surroundings added. You see it early, while the light and the finishes can still be changed easily. 2 revision rounds are included, and we keep refining until you approve.

Final render

The approved image, fully finished and delivered in 4K, with larger sizes for print on request and full usage rights. Every further view in the set uses the scene already built, so each extra image costs much less than the first.

Can you make images for a development application to a Sydney council?
Yes. We make the street views and aerial views that a DA or a design review panel needs, with the neighbouring buildings and trees modelled from your survey and photographs. Tell us which views the council or your planner has asked for, and we place the camera to match.
Do you work for clients in Melbourne and Brisbane too?
Yes. This page covers the whole of Australia. The process, the time difference and the way we work are the same for a project in Melbourne, Brisbane, Perth or Adelaide as for one in Sydney.
Is the sun in the images correct for the southern hemisphere?
Yes. We set the sun from the real latitude and orientation of your site, so it comes from the north and a north-facing living room gets the most light. If you need a view at a specific date and hour, for example to show shadows, tell us in the brief.
How does the time difference with Australia work in practice?
Most of the project runs on written comments. You send comments at the end of your day, we work on them during our day, and the result is waiting when you start the next morning. When a call is needed, it is in your late afternoon, which is our morning.
