The short version

What is property CGI, and why do developers use it?

Property CGI is a photoreal image of homes that are not built yet. Buyers reserve off-plan from these images, so they have to show the real layout, the real specification and the light the homes will actually get.

The CGI sells the home before the show home exists.

We build one 3D model of the scheme from the architect's drawings and make every image from it: the hero exterior, the interiors, the floor plans and the aerial. The set stays consistent across the listing, the brochure, the hoarding and the sales website.

When the design changes after planning, the model is updated and the affected views are rendered again, instead of starting over.

Ask us directly
What is property CGI?
Property CGI is a photoreal computer-generated image of a home or a development that is not built yet, made from the architect's drawings. Developers and estate agents use it to sell off-plan: on Rightmove and Zoopla listings, hoardings, brochures, the sales website and social media.
When should a developer order property CGI?
As soon as the layouts are fixed enough to sell from, usually around planning approval or the start on site. Off-plan reservations start from the images, so the earlier they exist, the earlier the sales team can work. One 3D model then gives every later view, including updates after design changes.
What do estate agents need from new-build CGI?
A hero exterior for the listing, two or three interiors (living space, kitchen, main bedroom), a CGI floor plan for each home type and, for larger schemes, an aerial of the whole site. All from one model, so they match each other and the show home.
Which files do you need?
The architect's drawings as CAD, PDF, Revit or SketchUp files, the specification or finishes schedule, and references for the target buyer if you have them. We build the 3D model from the drawings.
Do you work for UK developers?
Yes. We are an Estonian studio and work for UK developers, agents and architects. Read what UK clients say on the reviews page, or call our London line on +44 20 3835 5335.
What does property CGI cost?
Every project gets one fixed price and a delivery date, agreed before work starts. The price depends on the number of views and home types, the size of the scheme and the level of styling. Further views from the same model cost less than the first. Typical ranges are on the pricing page, and the full set with a sales website is the sales launch package.
